Q: Can Sherlock Homes price a project without each & every specification?
A: We can build a budget of allowances and work with the design team to offer the client specifications that will satisfy their budget.

Q: What kind of draw request schedule does Sherlock Homes work on?
A: We can arrange a schedule that meets our clients needs, but usually we bill on the 1st of the month.

Q: When do you know if it is worthwhile to remodel or scrape and build new?
A: That determination can be made primarily from a design perspective, but we have been asked to study the costs to add to the decision making process.

Q: Does Sherlock Homes hold retainage?
A: We hold retainage on all subcontractors and most vendors.

 

Q: Does Sherlock Homes employ any of the trades people on the project?
A: We do not employ trades people directly. We have tried this and found that it is more fair to the client to create an air of competitiveness by acquiring multiple bids for each trade category. We do work with many of the same subcontractors so we have a good working relationship with those who are on the project.

Q: When is the best time to contract a builder?
A: Depending on the client, the moment can be anywhere from 6 months ahead of the ‘break ground date’ (the Builder is included in the planning and pricing strategizing), to a couple of months prior to breaking ground (the owner and Design team have a specific vision and spend more time specifying the finishes then value engineering).
